Water Heater Maintenance

Tank Style Water Heater Tune-Up: $135

  • Inspect pan, tank, and surrounding area for signs of water leaks.
  • Inspect gas line for leaks and for proper installation of drip leg, gas shut off and materials.
  • Check thermal expansion tank for proper pressure and correct installation.
  • Inspect flue pipe for proper pitch, run, and for security.
  • Inspect P&T valve for proper operation recommend replacing every 3 years.
  • Drain and flush tank.
  • Flush Heat exchanger with cleaner.
  • Drain and flush tankf accessible. Inspect rod for mineral build up and for missing rod, recommend replacing every 3 to 4 years.
  • Clean water thermocouple and check pilot.
  • Check water pressure for MAX 60 psi. If above recommended Pressure Reducing Valve.
  • Check for code required elevation stand and barrier protection if installed in garage.
  • Check heating elements for mineral build up and signs of wear.
  • Check wiring for security.
  • Check thermostat for proper operation.
  • Check for security of add on insulation.
  • Check flame shield and filter for security and cleanliness.

  • Check water lines for leaks, missing insulation and security.
  • Check gas line for leaks and for proper installation of drip leg, gas -shut off and material.

  • Clean flame sensor.
  • Flush heat exchanger with cleaner.
  • Clean debris from fresh air intake filter.
    -Clean burner and fan blades with a vacuum.

  • Check flue pipe for proper pitch, run and for security.
  • Check and clean flue vent termination if accessible.
  • Clean temperature controller with a damp cloth.
